Most Common Home Inspection Findings in Oklahoma

Like every state and region, there are problems that are found more often in certain places than in others. 

In this article I present the Most Common Home Inspection Findings in Oklahoma based on our experience thus far.

Damaged Roofs

Oklahoma Weather can be damaging for roofs. Torrential rains, thunderstorms, and tornados aren’t uncommon. These events typically happen every year. 

While many home builders and homeowners have begun to build homes with stranger materials, there is still room for damage. 

Shingle roofs are especially susceptible to being damaged. Shingles can blow off from high winds – exposing the roof to rotting from water. However, the hot sun is another cause of damage. 

Electrical Problems 

There are many electrical issues that can occur in homes. Aging electrical systems are one of the biggest reasons problems pop up. 

Homeowners often try to do repairs themselves and do them incorrectly. Other times inexperienced electricians can mess up the electrical circuits in homes by connecting them incorrectly. 

Water Damage

Water damage can happen anywhere. Roofing material leaks and plumbing pipe leaks are the main causes.

Homes that are made with wooden components are the ones often found with this defect. This material that is the most susceptible to rotting from the rain. 

Oftentimes, inspectors see homes that haven’t been regularly kept up with. Maintanance like resealing, caulking, and painting are all necessary to avoid mold or rot issues. 

AC Unit Problems

Oklahoma can be a hot and humid state. The majority of the year homeowners are running the AC in their homes. With so much AC use comes room for wear and tear on HVAC equipment.

Often, homeowners don’t have regular maintenance checks done on the AC unit in their home.  We have found that people who neglect their yearly maintenance checks run into problems with their AC units. 

Common problems found with AC systems are; loose or disconnected ducts, not cooling effectively and dirty or missing filtration systems.
